Auction Location: The auction will be held at the farm.
Legal Description: Northwest Quarter (NW/4) of Section Twenty-six (26), Township Thirty-two (32) , Range Five (5), in Harper County Kansas.
Physical Location: From Freeport Kansas, the farmland is located approximately 3 miles North on NE 100th Ave, then 1 mile East on NE 60 Road, OR from intersection of State Highway 160 and NE 100th Ave, travel 3 miles South on NE 100th Ave, then 1 mile East on NE 60 Road.
Property Overview: Approx. 96 Acres of Cropland with Approx. 61 Acres of Native Grass. The grassland portion on the tract is located along the east side, running down to the southern portion, with a watershed pond located in the southeast corner of the property. The 96 acres of cropland has been a productive small grain farm for many years. The is some pasture potential with the grassland and water on the farm, along with some recreational potential as there is good water and cover on the south, and southeast side of the farm. Please note: A small rural cemetery is located on the east side of the tract, with access from the north via the county road. Possession: Possession will be conveyed to the buyer of the property following closing, and the completion of the current 2020 wheat crop.
Terms: 10% down at the signing of the purchase contract, balance due at closing. Security 1st Title will hold the down payment in escrow, and conduct the closing. Title insurance and closing fees will be split equally between the Buyer and Seller.
