Farm Location: These two quarters of land are located 1 ½ miles off Hwy 11 on County Road 640. If you are traveling north out of Cherokee, drive 2 miles on Hwy 64 to the Hwy 11 intersection, turn right onto Hwy 11. Travel another 3 miles east, turn left onto CR 640. CR 640 splits the quarters of land, 1 ½ miles off Hwy 11.

Tract #1 Land Overview: This approx. 150 acres is heavily covered in trees & cover, creating hunting opportunities with pasture, thickets and an offshoot of the Salt Fork River. This is a great habitat for deer, quail, pheasant and turkey, as the river bed cuts through the property and loops back into the merger between the Salt Fork / Medicine River to the north of the property. This is a true secluded wilderness, the type of land that is rarely available through this area.

Tract #2 Land Overview: This tract adjoins and lays to the east of Tract # 1, and has more open areas of pasture for grazing opportunities for cattle. Similiar to the previous tract, this offers tremendous opportunities for hunting with a small pond, open grass, thickets and trees. Some areas of permanent fence around the perimeter.

Soil Information: Principle soil types include 47.4% Gaddy loamy fine sand, 0 to 1 percent slopes, frequently flooded, 46.7% Yahola fine sandy loam, 0 to 1 percent slopes, occasionally flooded, 3.0% Yahola and Port soils, 0 to 1 percent slopes, frequently flooded, 2.9% Aline-Tivoli complex, 5 to 12 percent slopes.

Tract # 1 & Tract # 2 will be offered seperatly and then combined. After the combination round, we will ask all bidders if they would like to bid on the tracts seperatly one more time, if there is no bid following the combination bids, then the properties will together. If bids are increased on the separate tracts, the parcels will be offered as a combination again, and will continue to be offered until all bidding has ceased.
