Tract #1 ● 160± Acres ● Alfalfa County

Legal (Surface Only): 160± Acre tract in NW/4 of Section 12 - T28N-R9WIM - Alfalfa County

Land Location: From Byron travel east approx. 9 miles on E0080 RD (Byron Blacktop) to N2740 RD, then travel approx. 2 miles north to the NW corner of the tract. The land will be located in the SE direction of this intersection.

Tract #1 Land Overview:
This tract consists of thick grassland and timber areas, ample amount of cover for wildlife, areas of perimeter fencing. This tract also includes an active waterwell in a 4 1/2" pvc casing, and another waterwell that is covered and not in use. Ample supply of good water underneath the surface. A small pond is also located on the western portion of the property. Be sure to check out the aerial photo’s provided to get a feel for what the land has to offer.

Soil Information: Principle soil types are Class IIIs Woodward-Quinlan complex 1 to 3 percent slopes, Class IVe Quinlan-Woodward complex 3 to 5 percent slopes, Class Vie Aline-Tivoli complex 5 to 12 percent slopes, Class Vie Grant-Port complex 0 to 12 percent slopes, Class IIIe Edna sand 0 to 3 percent slopes, Class IIe Lovedale fine sandy loam, 1 to 3 percent slopes.

Great Smaller Tract offering native grassland, perimeter fencing, area’s of timber and cover for wildlife. A waterwell with a windmill is located on the tract. A small shed is also located on the property that could be utilized for storing equipment, hunting supplies, etc. There are no utilities to the property. Be sure to check out the aerial photo’s provided to get a feel for what the land has to offer.
