Tract #1 • 160± Acres

Tract # 1: SE/4 of Section 28 - T27N - R12 W.I.M., Alfalfa County, State of Oklahoma, containing 160 acres, more or less, LESS the oil, gas, and other minerals, SUBJECT to easements.

Taxes for Tract # 1: $1,052.57
*as per Alfalfa County Assessor. 2017 Taxes shall be prorated to the time of closing.

Possession: Buyer will be delivered possession of the farmland following the completion of the 2018 Wheat Crop. Possession of the Improvements for Tract # 1 will be given at the time of closing.

FSA Information: As per the Farm Service agency, this farm consists of 153.51 acres of Farmland, with a Base Acreage for Wheat of 131.47 acres, with a PLC Yield of 39 Bushels.

Soil Information: Surety Mapping Service shows 55.5% of Class IIe Grant silt loam, 1 to 3 percent slopes, with the balance being approx. 44.5% of Class Ie Pond Creek silt loam, 0 to 1 percent slopes.

Improvements: Located on the south end of the tract is a former homestead with established utilities, an approx. 45’ x 80’ metal hay barn in good condition. A small storage building serves as a good place to store tools and supplies. This is a nice area to water and gather cattle, and enough area to build more facilities if desired.

Overview: This is a great 160 acre tract and offers good soil types, established improvements, and provides approx. 130 acres of  productive cropland, with the balance being in waterway and small grass pasture. Overview: This is a productive cropland tract that offers Class I and Class II soils. As with his other farms, Mr. Brady built a strong average wheat yield through his many years of farming.

Sealed Bid Submission: As per the request of the Seller(s), sealed written bids will be received until Tuesday November 28th at 10 am. The top three (3) bidders for each tract will be invited to an auction on Thursday November 30th at 1:00 pm at the office of Bellamy & Co. LLC, 106 S. Grand Ave, Cherokee, Oklahoma, where they will have the opportunity if they choose, to continue to bid until the property is declared sold. All initial bids are to be submitted on the bid submission form provided by Bellamy & Co. LLC, no other bid forms will be accepted. Bids are to be submitted on gross total – not per acre. Bidding will continue until the Sellers announce the property is sold. Bids must be submitted on the designated bid form, and no bids will be opened at the time of delivery. All bids will be opened following the bid submission deadline, and the top three bidders of each tract will be notified immediately, and invited to the auction on Thursday November 30th in Cherokee at the office of Bellamy & Co. LLC



Terms of Sale: The successful bidder will be required to sign a real estate purchase contract and make a 10% earnest money deposit at the conclusion of the auction. The balance of the purchase price shall be paid at the time of closing in exchange for a Warranty Deed and abstract showing merchantable title. Bidding is not subject to contingencies, including financing. Bidders must have all financing in order before submitting their bid. Final closing is to be on or before December 31st 2017. The property is subject to a current agricultural lease which will conclude at the completion of the 2018 Wheat crop. Property taxes shall be prorated to the date of closing. All bids must include all information listed on the bid submission form to be properly submitted.
